When an
economic recovery gets under way, there are a number of early signs that there
are better times in the air. One of these is the gradual increase in the number
of building projects we see in our towns and cities. When there is more money
to be spent in general, the construction industry is usually one of the
earliest indicators of this situation. It’s the financial equivalent of seeing the
first swallow of the spring.
Needless to
say, when building sights appear they may not necessarily be there for the
creation of homes. New office buildings bring job opportunities for many, from
those who work in metal fabrication and brick-laying at the start to those who
work in finance and insurance once the offices are filled. After a period of
recession, it’s always reassuring to see people being busy once again.
The creation
of new office blocks, warehouses, retail units and factories is an extremely
complex process, and it’s one that begins with a germ of an idea. Even before
this idea becomes a diagram on the drawing board, there will be a number of boxes
to be ticked in order to make it happen. Putting these ducks in a row can take
what seems an age to complete.
So much to do before
the metal fabrication stage
Long before
the developer looks into hiring builders, electricians and metal fabrication
specialists, there will be a need to locate a suitable site for the project.
This process will inevitably involve a feasibility study and possibly a great
deal of market research before it can be completed. It goes without saying that
a great deal of consultation may be needed with the local authorities before
any permission to develop is even granted.
Most of us
would probably think that the constriction process would take an awfully long
time, but in truth this is a stage that is usually relatively quick. Obtaining
the land, the permission and the raw materials will often take a lot longer. By
the time you see the cranes, the cement mixers and the bulldozers moving in, a
great deal of negotiation will have already taken place behind closed doors.
Even if you
are highly skilled in the logistics field, you may be surprised to discover
just how much work goes into creating a brand new office block in the centre of
one of towns or cities. No wonder the people in charge of these projects are so
adept at knowing so much about so many different aspects of the job.
